Versatile SW Victorian farm real estate offers value for money

Charles Stewart Western Victoria director and Warrnambool branch manager, Nick Adamson, has been a rural real estate agent for 25 years. 

Before his real estate days he spent 35 years as a stock agent across the state.

Nick’s sales area extends for about 150kms around Warrnambool in south west Victoria.

He lists farms north to Mortlake, east to around Terang and west to towns including Heywood, Tyrendarra and Portland. Occasionally Nick lists properties near  the South Australian border.

Diverse farm types means a variety of agribusinesses to list

Farm types in Nick’s sales area includes, both dairy and beef cattle, sheep, broadacre cropping and outpaddocks.

The 3 main reasons there is a diversity of farms in his sales area is because of its higher than average annual rainfall, a reasonable value per acre in a number of districts and versatile soil types.

Farms Nick has sold can vary in size from 40ha to 1214ha (100 acres-3000 acres) with the larger land types used as broadacre cropping properties. The farm numbers his agency sells averages annually between 20 and 30.

Demand for dairy farms in SW Victoria are pushing up land values

A trend 4 years ago Nick observed was for farmers in his southern sales areas to buy more land in north western Victoria but recently this trend has reversed.

“Farmers from the Wimmera and Mallee and northern Victoria are coming here to buy dairy farms and decommission them to do grazing,” Nick said.

The price per acre of dairy farms was between $4000-$5000 an acre but increased demand for grazing country since 2018 caused dairy farms to now sell between $6000-$10,000 an acre.
