Heath, 41, who is based in Hamilton, grew up on a grazing farm in south west Victoria at Tahara and has been a licensed rural real estate agent since 2005.

His rural and farm real estate listings come from within an area defined by the Grampians in the east, south east towards Mortlake then west along the Victorian coast to the South Australian border.

Farm real estate values have tripled in 5 years

In the previous 5 years Croxton and surrounding area rural property and farm land prices have increased depending on soil fertility and improvements.

Croxton and Croxton East districts have fertile soils and some farm land values have increased from around $3000 an acre up to $10,000 Heath says.

The facebook campaign auction sold for $7900 an acre and another nearby 125ha (almost 310 acres) farm sold for $8500 an acre. 

Macarthur and Hawkesdale south of Hamilton is sheep and cattle grazing country that has increased to between $7000-$9000 an acre.

Merino and Coleraine and surrounding districts is considered prime grazing land that Heath has seen climb to between $6000-$8000 an acre depending on improvements.

Around Penshurst rural property values vary between $7000 and $8000 an acre if there are not too many rocky outcrops.

Inquiry for land for carbon storage has increased

One type of rural real estate that has recently attracted more inquiry in Heath’s sales area is country for carbon storage and timber plantations.

Property for sale in 700mm annual average rainfall zones that is suitable for timber plantations increases its value Heath said.

Plantation timber land in Heath’s sale area exists in pockets north east of Hamilton at Glenthompson, south west towards Heywood and near Branxholme.
